Chocolate Bunnies

My daughter and a couple of her Millennial friends will be coming to my house for Easter Dinner on Sunday. She told me that in spite of their adult status they are ever hopeful that the Easter Bunny left a couple of Chocolate Bunnies for them. Of course that ever thoughtful bunny will. I wish I could tell you that I was too mature to find this cartoon funny but, the truth is, it never gets old.

Pretty sure I won’t be trying this after reading Tony’s Blog. I am pretty adventurous but it doesn’t look the slightest bit appealing. Of course….I like anchovies out of the can or jar, so what do I know. 🙂

For years I have seen this seasonal specialty at the fish counter in my grocery store.  I have heard about it in restaurants and food magazines, and I am generally pretty adventurous.  I love soft shell crabs, I eat and love scrapple, In fact I think the only line I have ever drawn is at Rocky Mountain Oysters out of general support for my gender.

So when I saw the food that Barron’s Food Lover’s Companion describes as “…a much sought-after springtime delicacy…roe encased in two delicately transparent oval-shaped membranes…[with] a rich, slightly sweet nutty flavor” I decided it was finally time to try it.

So God made a realtor

I will be the first to admit that before I became one of those people…you know…a realtor I had zero appreciation for what is involved in a transaction. It’s a complicated process and one we don’t get paid for unless there is a completed transaction. Having been in management, and sales, and technology, I thought I was more then prepared but more then anything it was probably my time studying Counseling Psychology that best prepared me to serve my clients and to keep steady in the face of ….well…pretty much anything. Zipcode 22205 encompasses multiple neighborhoods but is referred to in the MLS states as Westover. The closest metro is the East Falls Church (orange and silver line). There is a retail neighborhood here (upcoming post), that is growing and from a real estate perspective the neighborhood has become increasingly popular.

The average sold price was down from $889,723 in 2014 to $814,583. The average sales price is bolstered by the fact that most sales in this zip code are detached single family homes and a few larger more expensive town homes. Total units sold went up slightly to 12 from 11 the previous year. The average days on market increased to 50 days from 36.

To me this represents a fairly stable market. One or two sales can easily account for the the change in average sold price. It’s not enough to establish any kind of trend. The days on market is something to keep an eye on but if you look deeper you will see that 7 of the 12 homes sold in less than 20 days. The home that sold in the 181-360 day range brought the average days on market way up. However, you are considering selling, take this as a sign that an overpriced home can sit on the market for a very long time.
