Improving Transit options in Arlington, Va.

Press Release from Arlington County:

Enhanced service, new buses for Arlington Transit

Columbia Pike, Crystal City-Pentagon City route improvements
New weekend service
Eight new buses allow for additional service
Starting this month, Arlington County will improve bus service along Columbia Pike and in Crystal City-Pentagon City, as well as to destinations in the Rosslyn-Ballston corridor by extending several local bus routes and making service more frequent.

The additional service is made possible by the arrival of eight new buses for the Arlington Transit(ART) fleet. The County Board approved the service enhancements when it adopted Arlington’s Fiscal Year 2016 budget.

“These bus service improvements are a first step in meeting the current transit needs for Columbia Pike and Crystal City-Pentagon City, as we work to create vibrant, sustainable neighborhoods along these corridors,” said County Board Chair Mary Hynes. “Every day ART helps thousands of Arlingtonians get to work, school and other activities, and the additional service will make ART an even more reliable transportation choice all week long.”

Development of longer-term strategies to enhance transit for the Columbia Pike and Crystal City-Pentagon City corridors is underway as part of the County’s Transit Development Plan update.

Service enhancements for three ART routes

On Monday, July 6, more frequent service will be added to the ART 41 and 43. ART 87 will undergo the most changes with additional service in the evenings, extended weekend service and a new route.

ART 41 (Columbia Pike-Ballston-Court House): More frequent evening and weekend service will be added.
Weeknight and Saturday night buses will run every 23 minutes
Saturdays and Sundays, during the day, buses will run every 15 minutes
Weekday service will run every 15 minutes
ART 43 (Crystal City-Rosslyn-Court House): Service will be extended to 10:35 a.m. during the morning rush and 7:47 p.m. during the evening rush. Buses will run aboutevery 10 minutes.
ART 87 (Pentagon Metro-Army Navy Drive-Shirlington):
Service will be extended until 11:41 p.m. on weekdays and 11:53 p.m. on Saturdays
NEW: Sunday service will be added,running from 7:14 a.m. to 7:11 p.m.
On weekends, ART 87 will run to the Pentagon City Metro Station instead of the Pentagon Metro Station
Evening weekday rush hour service will alternate at Pentagon Metro Station every 10 minutes between the full ART 87 route to Shirlington and anew ART 87P route between the Pentagon and South Lang Street in the Long Branch Creek neighborhood. ART 87X express service will not be operated during the evening rush.
The new schedules are available on ArlingtonTransit.com.

Adding 40-foot buses with low floors

Eight new 40-foot buses arrived in June as the latest additions to the ART fleet. ART has been gradually adding the 40-foot buses to its fleet of mostly 35-foot buses, and deploying them on high-ridership routes. The longer buses can hold more passengers, both standing and seated. All of the vehicles have low floors for easier boarding and are powered by clean-burning compressed natural gas.

The bus purchase is part of a fleet replacement and expansion plan included in the County’sCapital Improvement Plan. The vehicles are funded by a combination of state and regional funds and local commercial real estate tax revenues that can only be used for transportation.

Construction for new bus facility starts this summer

Along with new buses, Arlington is moving forward on construction of a new bus operations facility in Crystal City, at South Eads and 32nd Streets. The County Board approved a construction contract for the project in May. The facility will provide crucial operational space for the growing ART fleet. It will include a light-duty maintenance bay, bus wash bay, a compressed natural gas fueling station and parking. Construction will begin this summer.

About ART

ART’s 15 routes inside Arlington County supplement Metrobus service. Started as peak-period shuttles to Metrorail, ART buses have become a workhorse in the County’s transportation system, with ridership growing from 650,000 annually in 2004 to nearly 3 million in the current fiscal year. ART’s fleet of 57 low-floor buses is environmentally friendly, operating on clean-burning compressed natural gas. Satisfaction with ART hit a new high in 2013, with 90 percent of riders saying they are satisfied or very satisfied with the service, based on the results of a ridership survey.

I love biking in Arlington, Va

I love to bike. I re-discovered biking several years ago (when I got off my hybrid and onto a road bike) and love it. Fortunately, Northern Virginia offers some of the best bike trails around. The Arlington loop is one of my favorite rides. For me, it’s about a 20 mile ride starting and ending at my door.

In the spring and summer months I probably do the loop 3-4 times a week. Here are a few scenes from recents rides:

Here is a stop about 3 miles into my ride. It's a man made wetland where you can see turtles, frogs and an occasional heron.

Redevelopment of Ballston Mall in Arlington, Va

Here is a brand new press release from Arlington County discussing a potential partnership with the owner of the Ballston Mall. Redevelopment of this prime space would be a real boon to the folks that live/work in this area. I could envision something like what was done in the Mosaic district in Merrifield. Wouldn’t that be awesome?

Arlington to Pursue Public-Private Partnership to Redevelop Ballston Mall
Strategic investment with mall owner
Facilitating next generation of Ballston redevelopment
Protecting, enhancing past County investments
Site plan process to be completed by end of 2015
The Arlington County Board today instructed the County Manager to explore options for creating a public-private partnership with owner Forest City Enterprises to redevelop the aging Ballston Common Mall. The Board directed the Manager to report back to the Board with an outline of a possible agreement within the next 30 days.

Forest City Enterprises is proposing a strategic partnership with the County to transform the mall, which sits at the heart of Ballston, one of Arlington’s key urban villages, and has been in economic decline.

The developer proposes a $300 million redeveloping of the mall into Ballston Quarter, a more open, dynamic and outward-facing mixed-use development that will include 365,000 square feet of retail and about 400 new residential units. Ballston Quarter will be able to compete regionally for high-quality retailers and serve as a catalyst for the ongoing development and redevelopment of Ballston.

“For decades, Arlington has invested in Ballston Common Mall,” said Arlington County Manager Barbara Donnellan. “Through public-private partnerships, we transformed the mall years ago from its Parkington origins. We own the mall’s public parking garage, and we brought the Kettler Iceplex there. I believe that a new partnership with Forest City offers us an opportunity to protect and enhance those past investments and make the mall an exciting place that will draw people from across the region to shop, dine and enjoy entertainment.”

Partnership must maximize benefit to the County

The Board voted 5 to 0 to direct the Manager to “ensure that the proposed redevelopment project is consistent with the County’s planning objectives for Ballston and appropriately balances County goals of enhanced economic and place-making benefits with private sector economic feasibility requirements.”

Such a partnership, the Board said, should address:

Economic and place-making benefits to the County
The range of land use incentives (density, height, and modifications to parking ratios), that could be used in combination to achieve the mixed-use, redevelopment vision for the Ballston Common Mall site.
Strategic and measured use of public investment and financing tools, in order to achieve the optimal economic and place-making benefits to the County of this redevelopment project.
Next steps

The Board directed the Manager to promptly convene a conversation with Forest City, County staff, Planning Commission members and adjoining civic association representatives, and to begin a complete and thorough, but also efficient, site plan review process that results in a world-class redevelopment project that reflects the shared goals of the Arlington community and the property owner. All recommendations should be provided so that the County Board can consider the proposed redevelopment by the end of 2015.

Arlington, Va cited as one of the most livable cities in the US

A article in the May issue of AARP named the most livable places at 50+. The catagories for determing the most livable places included housing, neighborhood, transportation, environment, health, engagement and opportunity. They ranked the top 10 in Large (500,000+), Medium (100,000-50,000) and Small (25,000-100,000) cities. Arlington ranks in the medium category and came in at #6. The comment for Arlington was that the Bikeometer in Rosslyn averages almost 4500 clicks a day. I know I’ve contributed to that. I guess that falls under almost all the categories except maybe housing…unless you live near the bike path (which I do), so I guess it can include housing too. As of yesterday 101,632 bike passes were logged for this year.

Happy Clients

Here’s why I do this. This is a testimonial from clients who sold their home in Arlington and purchased another home. The settlement was last week. Coordinating back to back settlements has alot of moving pieces and the devil can be in the details. This is where experience counts. Congratulations to Adam and Whitney:
